Ruto Commissions 2,148-Unit Affordable Housing Project in Eldoret
President William Ruto has commissioned the 2,148-unit Pioneer Affordable Housing Project in Eldoret, expanding the government’s housing programme as demand for residential space continues to grow in Kenya’s newest city.
The development in Kapseret Constituency, Uasin Gishu County, comprises different categories of social, affordable and market-rate houses, with prices starting at Sh640,000.
A one-room social housing unit costs Sh640,000 and can be acquired through the Tenant Purchase Scheme at about Sh3,800 per month, while a two-room social unit costs Sh960,000 with monthly payments of about Sh5,200.
Three-room social housing units are priced at Sh1.28 million, while affordable studio apartments cost Sh1 million. Two-bedroom affordable units are going for Sh2 million and three-bedroom affordable units for Sh3 million.
Market-rate two-bedroom and three-bedroom units are priced at Sh3.6 million and Sh4.8 million respectively.
The Pioneer development consists of 15 residential blocks and incorporates social and commercial facilities aimed at creating a self-contained residential community.

The estate has 104 shops as well as facilities including a kindergarten, children’s play areas, green spaces and recreational amenities.
The project is part of the national Affordable Housing Programme, through which the government is seeking to increase access to home ownership while generating employment and business opportunities in the construction sector.
Construction of the estate has also provided opportunities for artisans, suppliers and other workers, with commercial spaces within the development expected to create further opportunities for traders as residents occupy the houses.
The commissioning comes as Eldoret continues to experience increased demand for housing following its elevation to city status in August 2024.
The Pioneer project is among several housing developments being undertaken in Uasin Gishu as the government expands affordable housing alongside other infrastructure projects in the North Rift region.
Kenyans seeking units under the programme can register through the government’s Boma Yangu platform, where available houses are listed according to category, price and payment terms.
